The 48,250-square-foot indoor entertainment venue in Greensboro, North Carolina, is a vibrant new addition to the city’s evolving landscape. As Greensboro continues its major redevelopment efforts and attracts more residents, this venue offers a much-needed space for family-friendly recreation and community engagement.


Site Grading Challenges

Serving as civil design lead and providing construction support, Kleinfelder’s responsibilities included site layout, grading, stormwater management, utility coordination, erosion and sediment controls, permitting and regulatory approvals, and construction administration. The original site development plans included mass grading with steep slopes and a 700-linear-foot, 12-foot-high retaining wall.

Value Engineering Lowers Cost

Through a reevaluation of site layout, grading and drainage strategy, and developer, contractor, and property owner coordination, Kleinfelder was able to significantly reduce the wall length to 275 linear feet – a more than 60 percent reduction that provides costs-savings to the developer while decreasing the project schedule.
Through the value engineering process, we look to identify smarter, more efficient ways to achieve the same or better outcomes. Whether through material selection, construction methods, or system design, value engineering continuously seeks opportunities to improve performance, reduce costs, and align design intent with budget goals while minimizing environmental impact and material waste. In this case, value engineering helped to show the length of the retaining wall could be safely and effectively reduced based on the project design.

Project Results

Throughout each phase of the design and construction, Kleinfelder applied value engineering principles, striving for a technically sound, cost-effective, constructible design aligned with the client’s vision. Scheduled for a 2026 opening to the public, the community will be able to enjoy a place to gather including indoor laser tag, bowling, arcade games, and dining options.
